At first I was a sceptic. But, Thach, a couple years ago I saw you and Matt in Seattle. I was talked into getting up and playing the contribution game. My need was impossible. I had a family member who needed a lung transplant. Prior to playing the game, they needed $500K to cover the difference after ins, a donor of course, free housing in Seattle 90+ days post transplant (and knew 0 people), a free jet w/ pressurized cabin to handle oxygen tanks, free fuel, free pilot. I have always lived w/ the pressure of having to &#8220;earn&#8221; it. I spoke my need anonomously of course, and received the housing at the 1st break. Their fuel, multiple jets and pilots from our hometown were offered in 72 hours and only 1 person knew my secret. The money didn&#8217;t come the way I expected. <img src='http://www.dreambigwiththach.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' />  A 2nd group ins policy was offered for the 1st and only time thru her work. <img src='http://www.dreambigwiththach.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' />  The donor and successful surgery came within the year. A little girl has her daddy tomorrow at her birthday party. Thanks Thach. I believe. You rock because you are real. Stay connected. You always said someday you&#8217;d be on Oprah! lol&#8230;</p>

<p>His family lived in homeless shelters for a time.  And now he&#8217;s a  millionaire in the real estate game &#8212; and a motivational speaker  affecting the lives of thousands.</p>

<p>Many people give, but only do so with strings attached. These  thoughts may sound familiar:</p>
<p>“The more I get acknowledged in public, the more I will give.”</p>
<p>“I jump on the bandwagon when the rich and powerful in the room are  giving.”</p>
<p>“I give when I get VIP treatment (like sitting next to big shots or  at the head table) at charity events.”</p>
<p>“I give when my business gets returns from the investment I make.”</p>
<p>“I give because my friends ask me to. Usually, my giving has nothing  to do with believing in the cause.”</p>
<p>“I’ll give when I become rich.”</p>
<p>Thach Nguyen, a philanthropist and multi-millionaire developer,  recognizes these obstacles in giving to the Asian community. His dream  is to shatter barriers and inspire donors to give unconditionally.</p>
<p>Nguyen is developing a plan to do this. Among his circle of friends,  Nguyen said he could only name one who gives altruistically.</p>
<p>“That’s Jerry Lee, a role model in our community,” Nguyen said. Lee, a  philanthropist and chairman of Mulvanny G2 Architecture, is involved in  multiple causes in Seattle.<br />

<p>Why he gives during a recession</p>
<p>“When I become rich, I’ll give.” This is an excuse that Nguyen  observes in many people.</p>
<p>In response, he asks, “What if you died before you got rich?” adding  that people should give regardless of their wealth.</p>
<p>“Even if you have lost your job or [experienced] a big salary cut,”  Nguyen said, “the last thing you should do is feel sorry for yourself.</p>
<p>The only way to move fear and doubt out of you is to help someone. If  you want to feel better, find someone who is worse [off] than you are  and help him. The more you close yourself [off], themore you close  yourself to possibilities.”</p>
<p>Nguyen cited the book “Law of Attraction” by Michael Losier and said  fear paralyzes people and keeps them from seeing the possibilities. Good  things come about when people are free of anxiety, anger, frustration,  and desperation.</p>
<p>Nguyen says that feeling relaxed and grateful allows someone to think  clearly and see what’s beyond the horizon.</p>
<p>Nguyen recalls one of his apartment projects collapsing due to the  economic recession. Instead of becoming consumed with stress, he helped  others.</p>
<p>He feels hopeful and keeps an open mind. Nguyen helps many homeless  families and first-time home buyers. Nguyen is on the First Place School  Board, a school that teaches students from homeless families. He  frequently holds free seminars for these families and has already placed  some in homes through his programs.</p>
<p><strong>How he gives</strong></p>
<p>When most donors are asked to help, the story ends when they sign a  check to support a cause. For Nguyen, it’s just the beginning. His  current project is to support Helping Link’s 16th anniversary and a  fundraising dinner on Aug. 22 at a waterfront home that has won numerous  awards for its architecture.</p>
<p>Nguyen quickly mobilized his friends to be the event’s table  captains. In less than two hours, after agreeing to aid Helping Link, he  visited Northwest Asian Weekly and other community newspapers’ offices  to lobby for support and buy advertisements for the event.</p>
<p>A man of action, Nguyen is creating a documentary and writing a book  to inspire the spirit of giving. Besides his commitment to supporting  many organizations, he has built a network of other contributors by  running events and motivational seminars, as well as speaking for many  organizations.</p>
<p>Some of the events he has contributed to had 1,000 attendees.  It’s  intense. The events create effective networking and is testament to  Nguyen’s strength in organizing.</p>
<p><strong>His inspiration</strong></p>
<p>Nguyen doesn’t want to give back merely because of his fortune.  During the Vietnam War, he and his family came to the United States with  nothing. His eyes well up as he talks about his family’s escape. Nguyen  and his family escaped Vietnam as the last passengers on the last U.S.  plane leaving the country.</p>
<p>A white sponsor supported his family during his early years. He vowed  to give back out of gratitude.</p>
<p>Three years ago, Nguyen learned that his father had often helped  orphanages. To honor him, Nguyen supports Vietnamese children. Helping  Link helps Vietnamese kids, in addition to other services and language  classes that help refugees and immigrants integrate into Western  culture.</p>
<p>Nguyen’s dad, Nhon was a social worker for the State Department of  Social and Health Services ,and a well-known giver and mentor in the  Vietnamese community. According to Helping Link Executive Director Minh  Duc Nguyen (unrelated to Thach Nguyen), Nhon often gave his own money to  clients during emergencies.</p>
<p>“By the time the state processed the money, it would be too late [for  these people],” she said. “We are passing the torch to Thach and the  younger generation.” ♦</p>

<p>Over the past 15 years, I&#8217;ve learned powerful lessons about why good  deals get better and bad deals go south.</p>
<p>The primary reason deals fail is absence of clear vision about how  the product will make a difference. When the vision is clear, magic  happens.</p>
<p>For example, in 2006 I set out to create a high-rise condominium  project that would serve the first-time home buyer. What set this  project apart was that it would include the finishing details typically  found in high-end condos, including granite slab countertops, hardwood  floors, quality cabinetry and stainless steel appliances.</p>
<p>We believed that buyers would sacrifice square footage for these  details and the Belltown address in Seattle. The Moda condo project took  shape based on this vision, and 251 units sold within four days, at  price points of $160,000 to $460,000. Given the glut of condos competing  to find suitable buyers, this result is remarkable.</p>
<p>Other reasons that deals fail include the wrong partners showing up.  It&#8217;s hard to find good people and it&#8217;s easy to find good deals. One  without the other isn&#8217;t good enough. On one project, I thought my  partner had a better track record and better connections than he did. We  scrambled to secure financing. He didn&#8217;t have the pull to get the due  diligence accomplished in a timely manner. As a result, the deal fell  through and I lost the $200,000 earnest money deposit.</p>
<p>I ignored my gut, and paid the price.</p>
<p>The partners get locked into what the result should look like  instead of remaining open to new possibilities.</p>
<p>For example, I am developing two mixed-use projects in downtown  Renton. Rather than push forward on a condominium deal when the scarcity  of rental housing is the market reality, I adjusted the vision to serve  the first-time renter. These units are being built to condominium  specifications to serve first-time buyers when market conditions are  more favorable. When the apartments are converted, the residents will be  offered the opportunity to purchase the units at a price that is  affordable for them.</p>
<p>I&#8217;ve discovered that many people are not very clear about what they  want. People do things for the wrong reasons &#8212; to look good, for greed  or to prove something to others.</p>
<p>You can make money doing that, but you&#8217;ll have to grind to do it and  sacrifice joy, satisfaction and relaxation in the process. You&#8217;ll never  find luck, miracles and synchronicity this way.</p>
<p>When you do things for the right reasons that are aligned with your  passion and your intention to contribute, you attract the right partners  and the opportunities at the right time to make the contribution that  only you can make.</p>

<p>Realtor, developer, and philanthropist Thach Nguyen is  launching a plan to stimulate the local economy and help first-time home  buyers back into the real estate market.</p>
<p>Realizing that home sales have a ripple effect on the economy,  Nguyen has partnered with companies offering incentive savings of more  than $1,500 on products and services for home buyers. In addition to  working with Bank of America, companies jumping on board include:<br />
Banwer Transfer: $150 savings on a move<br />
Lowes: 10 percent off purchases<br />
Stu Anderson: $150 off a home inspection.<br />
Sound Oil: 50 gallons of free heating oil, plus $100 in  warranty savings.</p>
<p>Nguyen will unveil additional incentives at his first-ever home  buying seminar Jan. 24 from 10 a.m. to noon at the Jefferson Community  Center, 3801 Beacon Ave. S., Seattle. He will also give away hundreds of  dollars worth of gift cards and other services at the seminar.</p>
<p>“When someone buys a home, they often purchase a number of  other services and products,” Nguyen said. “Not only do the buyers  benefit, but all of these companies — which may be suffering during the  sluggish real estate market — are able to increase their revenues as  well.”</p>
<p>“With record low interest rates and bargain prices, now is a  great time to buy a home,” he added. “Buyers shouldn’t be paralyzed by  fear but realize their homes will be worth more in the future. A down  market allowed me to buy 18 houses from 1999 to 2003. Their market value  shot up from about $3 million to more than $5.5 million today — despite  the price correction.” (end)</p>

<p>&#8220;Everyone in the world has a purpose in life, &#8221; says self-made millionaire Thach Nguyen. Born in Vietnam, when Saigon fell in 1974, he left with his family for their lives and ended up in Seattle.<br />
As a successful realtor and philanthropist, Nguyen is committed to helping those less-fortunate and has worked on many initiatives such as renting to formerly homeless people, and helping them become home owners.</p>
<p>CBS Early Show profiled Thach and the story is extremely uplifting.</p>
<p>In the last year or so, Thach has broadened his targets, helping anyone interested in learning how to become more successful through connecting to others. He and Matthew Ferry have a process called the Contribution Game, and Thach now holds events in the Pacific Northwest called, Contribution Networking Parties.</p>
<p>Thach told me in an interview that there are mainly just two ways that the millionaires he&#8217;s interviewed have operated &#8211; either forcefully or in an inspired manner.</p>
<p>Forceful people push their way toward their own goalposts. We all know these people &#8211; they believe in success at any price, and that it is all about the end result and not the means.<br />
Inspired successes work in another manner. They know that no one rises on their own, and that one can support others while still focusing on their own dreams. They know that &#8220;fear attracts fear&#8221; and abundance and playing big is where it&#8217;s at. True successful people have advocates, supporters, believers, and followers.</p>
<p>At Contribution Networking parties (called CNP), hundreds of people learn how to play The Contribution Game. You can too.</p>
<p>Instead of pitching your own agenda, the vision of The Contribution Game is to start by advocating on behalf of others for what they need, and amazing things will happen to you. The game is explained, and then everyone is broken out into groups. The event is exciting, fun, and so much is available to those who are open to it rather than self-focused.</p>
<p>I love what Thach is doing here in the Northwest because that has been my philosophy in connecting others to what they need, and by having that frame of mind &#8211; in fact LEADING with that frame of mind, I&#8217;ve seen the most wonderful things happen in my own life, as well as those I&#8217;ve chosen to be around. It&#8217;s great to see this process getting media attention and gaining steam.</p>
<p>Take a look at what The Contribution Game is doing to play big, and anyone can join the online Contribution Networking Community regardless of where you are located.</p>
<p>Thach Nguyen is someone to closely watch &#8211; he is playing big, and helping thousands as he works toward his goal of giving back.</p>
